We won’t ask prospective tenants to offer more

In the past it was a rarity to have a prospective tenant ask if they could offer more rent to secure a property. Although we appreciate that people are desperate, we feel the practice does not align with our ethics as it creates unfair competition.

Recently, we have had an increased number of prospective tenants make this suggestion to us. Of course, the offer is always declined. We have had many people explain that they keep missing out on properties because they can’t afford to offer more and that this seems to be happening everywhere they go.

Many people can’t afford to pay more than the advertised amount and have explained that it is often the Property Manager now suggesting to offer more in order to be in with a chance. We don’t select tenants based on who can pay the most, we select tenants based on who would make the best tenant for that property.

Unfortunately, at the moment, there is a massive shortage in available rental properties. We are receiving piles of applications for the same property and although, not all of them are suitable, many are. Therefore, great applications are not being accepted through no fault of their own.

It is very sad to hear that many exceptional tenants are missing out on properties because they can’t afford to offer more than the asking price, and why should they?

There is a real shortage in available rental properties and we, just like everyone else, are being flooded with applications, however, we are not willing to lower our standards when it comes to tenant selection. Owners need to be aware, that the tenant who can afford to pay the most, is not always the most suitable application, in many circumstances, they are simply the most desperate.
