What happened to my first 2 weeks rent?

One questions tenants often ask at the end of their lease is “What happened to my first 2-weeks rent?”

In the beginning, when the agent contacts you advising you have been accepted for the property, a time will be made where the lease will be signed, the bond paid and the first 2-weeks rent is paid. This is applied to the first 2-weeks and not held back to apply later at the end of the lease. Tenants often think they have 2-weeks up their sleeve at the end of the lease, which is not the case.

As an example, if the lease commenced Friday 28/02/2020, the first 2-weeks rent would be paid at this point and applied as follows: 28/02/2020 – 12/03/2020. Another 2-weeks rent would not be due again until 13/03/2020.

Rent is always due in advance; meaning that the 2-weeks you are paying is for the weeks to come, not the weeks that have passed. It is like pre-paid phone credit; you pay first, then you use it up.
