Difficult to secure a rental property

Many of you will know that it can be hard enough to find a property that is suitable to your specific needs, but with less rental properties available, some people feel it is impossible to secure a rental property.

In the current rental market, we are seeing very few vacant properties but still plenty of people looking to rent. This is great if you’re a Landlord but not so great if you’re trying to find a property for lease.

Quite often, we have multiple suitable applications for the same property but, as only one application can be accepted, we then have to contact good tenants and tell them that they were unsuccessful.

Now, this can happen in any rental market and if possible, we try to encourage those unsuccessful people to apply for something else we think they may find suitable. Unfortunately, at the moment we often don’t have anything else available that would suit them and those people are left to continue hunting, while competing with everyone else.

This is where having a good rental history won’t guarantee that you will get a property but it certainly helps. The key is to register your interest and attend as many open inspections as you can. You may need to speak to your employer and explain your situation and that you may need to take some time to attend open inspections.

While at the open inspection, speak to the Property Manager, this will allow them to remember YOU among the sea of applications. You want them to go back to the office and think ‘I hope that person applies’.

If you don’t have a great rental history or you are renting for the first time, be prepared that it will be a little harder for you. If possible, allow yourself extra time to find a property. Chat to the Property Manager and explain your situation. If you have a bad record, don’t try to hide it because it looks much worse if they catch you out. You are better off being open and honest and ensuring that you have a plan in place that won’t allow you to repeat the same mistakes.

We have given tenants with a bad record a go on some occasions, if we could see that they were owning up to their mistakes and had taken steps to prevent history from repeating itself.

Of course, it is probably quite obvious but if you are one of the lucky people who get accepted for a property it is now time to start or continue a good record so that you are a favourable applicant next time.
