Over the past 12 months, Morphett Vale tops the list of highest number of house sales in Adelaide, with 437, according to real estate website, realestate.com.au
We asked Professionals SA Christies Beach managing director, Kevin J Barry, to give us his view on why Morphett Vale is so popular with house buyers, and he had some interesting insights.
First, he says to view the 437 sales figure in context. “Morphett Vale is the largest postcode area in South Australia, and that number of sales only reflects about 4.5% of the total number of households. If you look at Christies Beach over the same time period for example, it had 160-170 sales which represents 7.5% of the total number of households.”
Mr Barry says Morphett Vale is attractive to people looking to maximise their value. “Young families can secure affordable homes on traditional-sized blocks close to all amenities. Investors are also attracted for the low entry price point into the market.”
“There is a cross section of property types ranging from modest former SA Housing Trust homes to more upmarket second homes. There are also a number of strata units throughout the area which reduces the suburb’s overall average sale values.”
“The area is well serviced with retail shopping which is essentially a linear spread along Main South Road with a number of small suburban clusters dotted around the suburb, plus there is a selection of schools and childcare facilities.”
Mr Barry said the nearby hub of Noarlunga Centre which offers medical facilities, transport, banks, entertainment and shopping was an added benefit for Morphett Vale.
According to ABS Census figures for 2011, 24.9% of households in Morphett Vale are lived in by couples with children, and 26.8% are lived in by couples without children. Some 27.5% of households are lived in by a lone person.
The median house price in Morphett Vale is currently $282,000 and the median rent is $300 per week.
